Communities for Retirees

There are a several excellent communities in Vancouver aimed at or ideal for retirement living. Some are age restricted. This page will offer a outline of each. This list will grow over time and additional information will be added, check back regularly. This is a truncated list but these are ideally suited to the retired and represent the best in their respective price and class.

The listings below are for good places in Vancouver for retirees. Soon there will be additional information on excellent neighborhoods not limited to over 55 but well suited to aging in place including local builder, Quail Homes.

1a. The Springs Living (55+)

This is a proposed project for Block 18 at the Vancouver Waterfront. It has a high probability of being completed but most likely not before 2023. Track this project on Urban Living in the 'Couv'. 

1b. Kirkland Tower Condominiums

This project is currently under construction with completion expected by the end of 2020 or Q1 2021. These are high end luxury view condominiums in a secure high rise tower adjacent to a new Hotel. HOA will include access to Hotel amenities as well as a 12th floor penthouse kitchen/clubhouse and roof top patio. Track this project on Urban Living in the 'Couv'. These units are expected to range in price from $1 million to $5 million.

2. Parkview at Vancouver Center

Parkview is another project tracked well on the Urban Living in the 'Couv' site. This development opened in 2004 and feature modestly equipped condominium units in a mid rise 7 story building. The building has access to underground parking including reserved parking that is secured behind a gate on the P3 level. Direct secure access elevators serve all three underground parking levels including the public areas. Parkview offers a value proposition with modest designs. The units facing Esther Short park are substantially more expensive than those facing east. Those facing east are view blocked by two taller towers and are very affordable. Even the western units overlooking the park are reasonable since they are small and modestly equipped.

These secure mid rise and high rise projects are ideal for retirees because they are self contained and walking distance to nearly everything a retiree needs or wants to do.

3. Viewpoint at Vancouver Center

Viewpoint is another project tracked well on the Urban Living in the 'Couv' site. This development opened in 2004 and features nicely equipped condominium units in a mixed use high rise 11 story building. The condos are on four floors, 8 through 11 sitting above 7 floors of Class A office space. The building has access to underground parking including reserved parking that is secured behind a gate on the P3 level. Direct secure access elevators serve all three underground parking levels including the public areas. As of right now Viewpoint has the highest units in town. that will change as new projects are rising up on the waterfront that are taller.

These secure mid rise and high rise projects are ideal for retirees because they are self contained and walking distance to nearly everything a retiree needs or wants to do.

4. The Village at Columbia Shores

The village is a great spot for retirees especially the condo towers which feature elevator access and no stairs required fromt he underground parking area to the upper floors. This project is tracked on Urban Living in the 'Couv'. The village is right along the Columbia River and has walking access to the renaissance trail, restaurants, brewpubs, etc.

5. Salmon Creek Condominium (55+)

This project features a suburban layout of one level buildings with condominium units. These units are served by a HOA operated pool, clubhouse, and tennis. 

6. Tidewater Cove Condominiums

Tidewater Cove offers some of the areas largest condominium units. Several penthouse style units exceed 4000 SF and offer panoramic views of the Columbia River and Cascade Mountains. Tidewater is located just west of Columbia Shores in a suburban style gated community. The units were completed in the early 2000s and feature the best trim and finishes available at that time. There are walking trails and a private beach on the Columbia River as well as a private marina. This is a great spot for retirees looking for a large neighborhood that is walk-able and offers social opportunities in a secure environment. These units tend to be expensive with larger units well above $3 million. You can track this project on Urban Living in the 'Couv'.

7. Shorewood Condominiums

Shorewood is a large condominium development with a series of seven buildings built since the late 1960s and up until the final tower went up in 1984. The bulk of the project features mid-rise towers with complete interior access and security. The tallest towers were built in 1978 and 1984 and feature seven stories. The project is situated on the bluff above SR-14 and offers views that feel like you are in a 25 story building. The Columbia River views are expansive and the city lights at night are rather impressive. These units are older but generally well maintained and are reasonably priced mostly because they tend to be a bit dated. Shorewood is one of my favorite "value" view condo opportunities and you can follow the development on Urban Living in the 'Couv'.

8. Creekside Estates (55+)

This is probably the very best mobile home community for seniors in the county. Creekside has reasonable space rent and fantastic amenities. There is a clubhouse with a large kitchen, library with fireplace, exercise room, pool tables, meeting space, and an indoor pool. Units in this large ark vary widely in price as some of the park is very new and other parts are older. Newer modern homes in Creekside can fetch prices well above $200,000 but older units are often less than $150,000 for a double wide. 

9. Cascade Park Estates (55+)

This mobile home community is secured behind a gate that closes after dark and opens in the morning. The park doesn't have much in the way of amenities but it does have arguably the best location in Vancouver among senior mobile home communities. From its SE 1st Street and 164th Avenue location it is a short walk to dozens of stores, restaurants and retail services. It is a short drive to hundreds of businesses and services on the Mill Plain @ 164th corridor. Seriously HUNDREDS! The homes in this park are very nice and all are newer 1990s or better and exceptionally well maintained. Rents are a bit steep in this park reported to be in the upper 700s to low 800s as of Jan 1, 2020.

10. Fairway Village (55+)

This is Vancouver's only senior living golf course community. The neighborhood was built in the 1980s and 90s and features mostly two bedroom homes many right on the golf course. There is also a condominium project in the community as well. The Cascade Park location is super close to the 164th business corridor and SR-14 freeway. The HOA includes access to a clubhouse and outdoor swimming pool. Golf course greens fees are separate but discounted for residents. Fairway Village Golf Course is a very well maintained executive nine hole course. Homes in Fairway Village fetch substantially more than comparable homes in the area. expect prices for modestly equipped homes to run in the upper $300s to well over a half million dollars.

11. Vista Del Rio  (55+)

Vista Del Rio translated from Spanish to read: "View of the River." Some of the homes in this park do in fact offer views of the mighty Columbia River and even some city lights at night looking towards nearby Portland, OR. This is an older park and many of the homes are older. There is a clubhouse and an outdoor pool. The surrounding neighborhood is filled with large upscale homes mostly built in the 1990s and early 2000s.
